These loans help finance their projects and engage in real estate investment. Therefore, real estate credit is one of the most important mechanisms for financing property development projects. Financial institutions provide these loans in exchange for legal guarantees to secure the repayment of the loan amount and interest. These guarantees are divided into traditional guarantees against nonpayment, represented by real guarantees ("Official Mortgage") and personal guarantees ("Bail/Guaranty"), along with "Insurance" as a modern guarantee added to traditional ones. They also include financing guarantees for real estate loans, namely mortgage refinancing and the securitization mechanism.
